Compare the whole year, not just the rent
Ask for a written breakdown of the rent, payment schedule, deposit, agency fee, cooling, utilities, internet and move-in charges. Confirm which amounts are refundable and who pays each bill.
View two apartments with the same checklist. A lower rent can come with a longer commute, less usable space or higher monthly running costs.
Visit the exact apartment
- Try the work or school journey at the time you will use it.
- Check daylight, noise, air conditioning, water pressure and signs of leaks.
- See the allocated parking space and the route to the lift.
- Confirm which facilities you can use and whether they are open.
- Record the condition and agree how repairs will be handled.
Read the agreement before paying
Check the apartment details, landlord’s authority, payment recipient, dates, maintenance responsibilities, notice provisions and deposit terms. Ask the agent to explain anything unclear in writing.

Check the official rental index
For a renewal, use the Dubai Land Department rental index with the details of your property and contract. Keep the result with your paperwork. Our sale-price tables do not estimate rents or determine a permitted increase.
Before move-in day
Agree the handover inspection, keys and access cards, utility arrangements, required building permissions and move-in slot. Photograph the condition and keep copies of receipts and signed documents.
