Why the building matters
DLD’s Smart Rental Index, introduced in January 2025, includes a building-classification approach. Two buildings in the same broad neighbourhood therefore should not automatically be treated as interchangeable when investigating a renewal.
Use the current official result for your own circumstances. This article does not assign a permitted increase or substitute a neighbourhood average for the official service.
Keep three different numbers separate
Your existing contractual rent, the rent now being advertised for another home and the result of an official index check answer different questions. Write down which number is which before discussing the proposal.
If you are considering moving instead of renewing, compare the first-year cash requirement. New deposits, moving costs and the time involved can change the apparent saving from a cheaper advertised rent.
When the result needs clarification
If the property cannot be identified accurately or the result does not match the details you expect, ask DLD for clarification using the contract and saved result. Do not replace a missing official answer with a sale-price estimate from this site.
Keep the agreement, proposed renewal and supporting messages together. For a disagreement about a particular tenancy, use the official support route or an appropriately qualified professional.
