The number of sales matters
A single inexpensive transaction should not define your expectations for a neighbourhood. Where fewer than three comparable sales fall under the ceiling, the table does not suggest a typical size or price. A larger group gives you more homes to inspect in the individual records.
The area shown includes whatever is included in the registered apartment area. It is not a measurement of usable living-room and bedroom space. For a terrace-heavy layout, ask for the apartment and terrace areas separately.
Keep the purchase budget separate from the moving budget
If AED 2 million is your total available cash rather than the property-price limit, reserve room for the costs of acquisition and the first year. Request an itemised estimate for your own transaction. Furniture, repairs and a deposit on utilities can also change the cash needed to move in.
