Decide what the extra room needs to do
An occasional guest room, a full-time home office and a bedroom used every night have different requirements. Check natural light, usable dimensions, doors and storage rather than counting every enclosed space as equally useful.
A larger apartment can also mean more circulation space or a bigger terrace. Inspect the plan to see where the extra area goes. Where two layouts have a similar total size, room proportions may still be very different.
Include the costs that grow with area
Ask which ongoing charges depend on the apartment area and which are fixed. A larger home may change annual building costs as well as the purchase price. Use the actual statement and approved billing basis, not a rate from a different building.
