Same purchase budget, different amounts of space

Price alone can hide one of the most useful differences between homes: the amount of recorded space within the same budget. This comparison holds the bedroom count at two and the purchase ceiling at AED 2.5 million.

More recorded area is not always more useful room

Some area may sit in terraces, circulation or an awkward layout. Once a neighbourhood looks promising on size, open the plan for the actual apartment and check the room dimensions, storage and clearances. The chart is a way to focus a search, not a substitute for that plan.

Make a list of the spaces you need to use daily. If a larger terrace is valuable to you, count it as a benefit. If your priority is a work room or living-room seating, compare those internal spaces directly.

Compare more than the amount of space

Look at the condition and ongoing charges alongside the area. A larger unit may carry a different annual bill. A building that suits the commute may save time every day, even if the apartment is smaller.

Within a district, check whether the recorded sales are spread across several projects or concentrated in a building that does not suit you. Search individual project names in the sales explorer, then inspect the comparable records.

Try the trade-off in both directions

The budget tool lets you increase or reduce the price ceiling and change bedroom count. Try keeping the neighbourhood fixed while changing the room requirement, then keeping the room requirement fixed while changing the area. You may discover that an alternative district solves the space problem without raising the purchase ceiling.
