A cheaper purchase is only one part of the decision

The recorded two-bedroom price difference is AED 1,000,000 between these two groups. The typical areas are 1,329 ft² in Marina and 1,274 ft² in JVC.

That difference does not include the cost or time of your journey, the quality of a particular building, its annual charges or its condition. Treat the saving as a question to investigate, rather than as a recommendation to buy a district.

Two different viewing checklists

In Marina, walk the actual route from the building to transport and everyday shops. Check where vehicles enter and where visitors park. Being in a waterfront district does not promise a waterfront view from the apartment.

In JVC, test your regular journey from the precise address and check the surroundings of the building. Look at nearby shops, parking and any construction that affects outlook or access. Return after dark if you expect to walk the area in the evening.
