Downtown or Business Bay? Compare price and space before the postcode

These neighbouring districts can serve a similar shortlist, but the recorded budgets are different. Looking at price and area together makes the choice more concrete than a broad “central Dubai” label.

Read the gap in the right way

For two-bedroom apartments, the Downtown figure is 53% above Business Bay. This describes the homes that sold; it does not measure a guaranteed premium for moving the same apartment across the road.

Business Bay is a large district around the canal. An apartment's side of the canal, access roads and walking route can matter more to your day than its distance from Downtown on a map. In Downtown, check the real route to the mall or metro from the entrance you would use.

Make the comparison at building level

Pick apartments with similar bedroom counts and recorded areas. Add the service charge, cooling arrangements and parking allocation to the same comparison sheet. The headline asking price will not tell you whether two homes have comparable annual running costs.

Visit both at the time you would normally return from work. Check the entrance, lift journey, outlook and noise. A convenient building can be worth more to you than a cheaper address with a difficult daily journey.
